What I do.

I take on work where I have real experience. If someone else is better suited to help you, I will tell you that on the first call.

Commercial real estate

I represent buyers, sellers, landlords, and tenants in commercial property transactions, from the letter of intent through closing. I handle the due diligence and help you understand the risk you are taking on, which means reading the title commitment, the survey, the easements, and the CC&Rs and telling you which parts actually affect what you are trying to build. I draft and negotiate the purchase and sale agreement, the lease, the loan documents, and the joint venture terms.

Land use and development

I take development projects through the approval process with Idaho cities and counties, including entitlements, annexations, rezones, conditional use permits, plat approvals, and development agreements. I review the comprehensive plan and the zoning ordinance for your site, identify which approvals the project needs, and prepare the application. I negotiate the conditions of approval and the development agreement, and I present at planning and zoning and city council hearings.

Business and corporate

Most of this work comes up at three moments: starting a company, adding or removing an owner, and buying or selling one. I draft the governing documents for each, and I focus on the provisions owners tend to leave for later: decision-making authority, deadlock between owners, and how an owner exits. These are far easier to negotiate at formation than during a dispute.

Creditors' rights and bankruptcy

When a loan stops performing you have a series of choices and a shrinking amount of time to make them. I help you evaluate the value of your collateral and lay out the options, whether that is forbearance, a restructure, a receivership, or foreclosure. When a borrower files for bankruptcy, I assist with claims and objections.

Founding attorney

I have practiced law in Idaho since 2009 and opened Spiker Law in 2025. Before that I was a partner in a regional West Coast firm based in Portland. My work covers commercial real estate transactions, land use and development, and business and corporate matters, and it adds up to hundreds of millions of dollars in real estate transactions.

I regularly assist clients with acquisitions and dispositions, due diligence, entitlements, and commercial leasing. I also serve as outside counsel to operating companies that need a lawyer available regularly but not on payroll, covering entity formation, operating and shareholder agreements, governance, mergers and acquisitions, and everyday commercial contracts. I built a creditors' rights practice early in my career and I still handle that work.

I earned my Juris Doctor from the University of Idaho College of Law and hold a Bachelor of Arts in Economics from the University of Michigan. I serve on the governing council of the Idaho State Bar Business and Corporate Law Section. The Idaho Business Review named me a Leader in Law in 2022.
